In Los Angeles, is Knox Avenue considered a good neighborhood?

A couple of weeks ago, someone posted a link to a house for sale there in, of all places, the YA Hunting forum. (Go figure.) The house looked kind of small, about 900 square feet. The picture showed a few houses packed in close to it. The listed price was around $250,000, which seems low for the LA market. It’s apparently in the northwestern part of the city. Is this a livable place, or a war zone?
O-man: By your link, I see that it’s near a major freeway interchange. That could explain the relatively low price.

It’s not considered a good neighborhood, but it’s OK, and the type of neighborhood where many people move to because that’s where they can afford to buy a house. Crime is average for LA. The houses tend to be close to each other (most lots are the minimum, around 5000 sq ft) and small and some not especially pretty, likely some freeway dirt and noise, and it tends to be high density. Right now even a $250,000 house tends to stay on the market for over a year in that area. When prices were up a few years back, those houses went for around $350,000 – $400,000!

The surrounding areas, like Glassell Park, Cypress Park, Lincoln Heights, parts of Mount Washington (which also has very nice neighborhoods), have had a lot of gang activity in the past, but they did a big clean up a couple of years ago. Of course, they didn’t completely shut down the activity, but it is quite a bit less. Mostly that area is just hard working people.
